Is Cash Superior to Financing?

Is a cash offer superior to one with financing?  Recently, I was asked why the seller accepted a cash offer over an offer with a loan contingency.  Is cash preferred over financing?  

 

I think it depends on the type of sale and the seller. A cash offer is usually preferred by lenders.  I don’t think it depends on the type of market.  Whether it’s a buyer’s, seller’s market, normal market or a mixed market, cash has often been preferred by sellers over a purchase that’s been financed.  

 

In a cash offer, the key advantages could be an earlier close of escrow, possibly no appraisals, and certainly no loan contingencies.  These positives are especially preferred in short sales.


If you were the seller, would you accept cash over an offer that's subject to a loan?
