SUMMARY For the first quarter 2007, the median home price in Atascadero fell by slightly over 5% to $525,000, when compared to the same period last year. The number of days taken to sell a property in this city also lengthened by about 48%, or 46 more days in the period reviewed. While this trend appear to mirror what’s happening in the other regions of San Luis Obispo county, there’s encouraging news for sellers. On the upside, more homes sold during the first quarter of this year. Compared to the first quarter in 2006, the number of homes sold increased by almost 14% to 41. So, what’s selling in Atascadero? As of April 19, 2007, there are 212 single-family “stick-built” homes for sale. Prices range from $313,000 to $1,995,000. Thirty-six single-family homes are currently pending sale. The highest number in escrow, are six of these which fall within the $350,000-$400,000. The next price ranges that are selling are those from $400,000-450,000 (4 homes); $550,000-599,999 (4 homes) and $650,000-699,999 (4 homes). The remaining pending sales are distributed randomly across the other price ranges. Will home sale prices continue to decrease in Atascadero? Looking at the larger inventory of homes for sale, and fewer ready buyers, the downtrend looks likely. |
